Interior materials

Natural materials and timeless details.

Natural marble is used in the hallways, with classic timber flooring in the bedrooms. Internal doors are solid spruce and the stair railings are wrought iron.

The living-area flooring is practical and easy to maintain. The garage has durable porcelain or ceramic tiles suited to heavy use and easy cleaning.

Windows and efficiency

Comfort, light and potential for greater energy independence.

The main rooms have energy-efficient windows with thick triple glazing, low-emissivity glass and argon. Bathrooms and hallways have suitable double glazing, while the third floor retains classic timber windows.

The sunny location, favourable aspect and strong concrete roof of more than 160 sq m offer an excellent basis for a future solar installation.

Systems and control

Automation, security and remote control.

Control

A genuine smart home, with comprehensive local and internet-based control of lighting, alarm, garage doors, irrigation and other key functions.

Automations include moisture-based irrigation, motion-triggered evening lighting, automatic booster-pump operation, bypass and other household scenarios. The system can also provide detailed statistics on temperature, humidity by zone, energy use and other indicators.

Security

Video surveillance with 6 to 7 cameras, continuous recording, intelligent object detection and monitored security with night mode.

Irrigation

An eight-zone automatic irrigation system serves the lawn, planting areas and pots.

Water system

The booster pump is automated with intelligent control. The wastewater system follows principles of biological treatment and is prepared for a future connection to central sewerage.
